    Real Estate in Panama

    Aside from an online business they said that Real Estate investment is also a lucrative business in Panama. Could you share some ideas about this?

    Hi trixie! You are right on the money there. Real estate is a great and very profitable investment in Panama. New residential buildings pop up like flowers here. Donald Trump is also building a tower here, and he must know what's profitable, right? You can buy a good apartment for $70,000 to $100,000 and a large 3 bedroom apartment in luxury style with sea view and Jacuzzi on the balcony for $100,000 to $150,00. Banks finance up to 70% (to foreigners) with low interest rates. I previously posted a YouTube clip here (at Videos) that had some details on real estate investment. You should check it out, it had some great info.

    I think the time of big profits is over, there are too many apartments houses being built and most buyers appear to be speculators.

    I could imagine the scenario right now in Panama in terms of real estate. I think it is the same or even better with what’s happening now in the Philippines.

    Real Estate

    I created a weblog to use my spare time and learn about real estate myself.
    I am programmer and webmaster, but i am taking this real estate boom in panama as an opportunity to make extra cash.

    I am selling a property in Volcan Chiriqui,
    it has great potential for developing eco tourism.
    It has almost 900 hectares.

    Also my family is selling a property in Bugaba, Chiriqui. It has 10,000 square meters . There is a car workshop, a carwash, a restaurant and a body paint shop. All of them running and making money.

    Well I guess the one who profits well are those who invested earlier. But business minded people can still think and find a good place for their investments. They only need the effort to find one.

    Malibu Beach Resort

    Some of our friends are investing in a place called Malibu Beach Resort. Its a gated community on the beach. Has anyone heard of this property? We are considering retiring to Panama but don't want to invest in something not yet built. Have any of you purchased something at pre-construction prices and had good experiences?

    Yes... it's a nice middle class development about 90 minutes from Panama City. Their website is here. There's a lot of hype out there from the usual suspects but I think you should check it out in person to be sure. It's an okay place to retire, but if you come and go it's a bit too far away from Panama City for my taste.

    The market is pretty overheated by now and my guess is that some developments will never get built. I would only invest after construction has actually started but that's me. You will of course get a better price if you get in earlier.

    I never heard about the Malibu Beach Resort and I can't find a website for it either. Do you have more details?

    By investing in such, you risk it not getting developed. I recommend spreading your investments between various projects. That way if one doesn't get build, you can fall back on the others.

    What compensation for purchasers of failed developements?

    Out of curiosity,is there any form of reimbursement or garantees for investors in planned developements? By the Panama government?

    Title insurance apparently is available in Panama I presume applies only to purchases of existing real estate, right?

    I don't think there are any standard securities for investors. Investing involves taking risk. However, any given deal will have it's own clauses and arrangements. Insurance is probably available for most types of investment. That insurance may be available from the government or a private company, either way it probably costs money to get.

    I am looking myself for something to purchase and I have decided that I plan to avoid the condo market. I was lucky to sell my condo in Florida a couple of months ago and I am looking for raw land. Any suggestions?

    Real estate works like any other investment. The fact that it is growing in popularity means that the value of it will increase, which makes it a good investment, which in turn causes it to continue to grow in popularity. Be careful though, because eventually the market will become overvalued and then it will peak and then there will be a recession.

    From what I have been able to observe watch out for overly expensive homes or apartments/condo's. Same exact thing as Florida, to much speculation. You really dont need to spend $250K on a house or condo. I see beautiful homes in downtown Boquete going for $130-150K and that is about as safe and premier location in the country. If you are a person that is retired from the USA and you want to feel safe, secure, at home, with beautiful views, flowers, fresh coffee, 24/7 grocery store (walking distance), bakery, hospital, etc. You really cannot go wrong for that money. You can do it even cheaper if you want.

    Also, if you can find an empty lot, you can consider having a place built.

    Getting a lot will really save money but obviously make sure the land it titled (get an attorney), and find out who your builder will be. Allot of people personally supervise their own construction to make sure it is correct. Whatever you do DONT spend $250K or more on a 500-1000 sq meter piece of property if you have to finanace. If you have allot of money and that is merely change, go for it. I personally feel that prices on expensive property will drop.

    MRWOOHOO has a good point about the price dropping. You have to be careful because the value of a house will go down after you use it just a little bit, because it goes from being a new house to being a used house, no matter how little you use it. Try to estimate what the value of the house will be before building it, and compare its predicted resell value with the cost of building it.

    Good advice Panamapal. I am starting to see ALLOT more high-end real estate up for sale in Panama and there are quite a few projects that have ceased in Panama City.
    Live cheap, I would rather have a small house with a big porch and little to no debt.

    If you have no debt, then you don't have to make monthly mortgage payments, which can be great. It will greatly reduce the cost of living. I think it is a great idea.

    Good website, I like virtual tours. Coronado is a very nice place but fairly pricey and full of US citizens. I know there is allot of property for sale so I am sure you will do well with the site.

    Panama real estate woes!

    If you want to make a killing in real estate in Panama, be prepared to invest much more than you expect and for it to take 3 times as long as it should. For example, you find subdividable land at an affordable price and do the math and know you can make a good profit by severing lots, building and selling nice, affordable homes to expats. You must assume an incredible amount of extra expense and figure on having the first house up and ready for sale in about 18 mos to 2 years.

    It is much smarter to make a more modest profit by buying a dump in a great location and rehabbing it for sale. You can do that 3 times in the amount of time it will take you for a development of even 3 houses.

    Very good advice suman6. I like the Coronado area as well although prices are pretty steep and it reminds me of Florida way to much (lol). But that also means it is perfect for retirees from Florida.

    Hmmmm.... I haven't met anyone from Florida yet. Many from Canada, Eastern US, Italy, Australia. Even some Panamanians! I agree it is overpriced for an area with deplorable roads. That is why we looked nearby and found the lovely town of Punta Barco. It is on the grow and already has a big hotel and condo complex and so is a great investment area. We will be just a 'klick' from El Rey, etc and only a half 'klick' from the beach. But we will have a fine road and no fees to pay to Corondado!
    It's hard to find the right spot for what you want. Hope you have fun hunting! If you will be in the area anytime, just let me know and we'll show you these lots and have a coffee or a beer!
