    Beno Betesh Panama - Bella Vista Park

    This building has now been ready for about 2 years.

    The building must have been painted with the cheapest _interior_ paint they could possibly find or they have slaughtered 30-40 sheep up in top to put rust-like stains along all sides of the concrete slab.

    Currently there are 15-20 units unsold still being held by the developer.

    Warranties are dealt with in the slowest and most disgusting manner as possible.

    Deposits are illegally being held on many other stalled projects.

    I bought my condo more than 6 months ago and now they want me to pay a "cuota inicial" of $303 (2 X monthly condo fee).
    Is this legal?

    According to other owners, the developer is not paying for their units so I would refuse to pay until you get a complete delinquency report for the building.

    The maximum penalty in Panama is 10 %, then it's an interest free loan for life so no reason to pay anything here. In 3 years you have made more in interest from not paying.

    Never pay association bills in Panama unless you are selling your unit. It's a bad idea and not encouraged by the laws.

    the rust stains are maybe a sign of using beach sand ( salt ) and now its rusting the rebar in the cement , and if so not a building you would want to own .

    The ones who don't pay by the 10th day of each month are deprived of their gas and water. How can you live without gas and specially water?

    Buy the gas tanks for 6 dollars. Water they cannot shut off. If they do, empty all your garbage in the elevators.

    Honestly I have no problem paying the monthly condo fees. It's the same in the US or Canada.
    But I am not sure about that "cuota de inicio". I better ask my lawyer.

    Then pay them. In this case they go directly to the developer who simply steals them, don't pay for their own units, do no maintenance whatsoever and honor no warranties.

    this building was very well planned, A+ architects did a great job, the apartments are very comfortable.
