    Alexandre Henrique Ventura Nogueira from Homes Real Estate has been a very successful scammer. He has sold pre-construction contracts on multiple fake projects such as The Plaza Obarrio, The Plaza San Francisco, The Consortium and The Plaza Coste del Este.
    Of course, he doesn't even own a shovel and has built nothing although he does fake 'groundbreaking' and uses the photos to obtain the next installment.

    He was involved with David Murcia and admitted to being a friend of his. When most were
    giving Murcia their back.

    That's right he was planning to export the DMG ponzi to Panama and other countries. Here he is at a press conference in Bogota with his sidekick Alex Altshoul in November 2008 just before Murcia was arrested in Panama. What is surprising is that Juliet ****** an American attorney with offices in Panama city (Panamanagement) who represented Ventura and his Plaza condo hotel frauds was also there. She was trying to persuade everyone that it was just a more sophisticated version of selling Avon and that Davis Murcia's business plan was brilliant. She later founded the 'Friends of Davis Murcia To The Rescue' Foundation along with Ventura.
    Then Murcia got sentenced to 30 years in Colombia before being extradited to the USA for money laundering etc.

    On May 29th 2009 Alexandre Ventura was arrested and detained in prison until June 26th when he was released on bail of $1.4 million. He faced at least seventeen separate fraud charges mostly concerning real estate transactions.

    Since then he has disappeared from the radar and the Panama press have been silent on his massive scams. It might be unconnected but the mayor of Panama City Bosco Vallarino is a business associate of Ventura and used to promote the Homes Real Estate scams for him. If you are scammed in Panama please don't expect that the politicians will be concerned nor will the law assist in recovering your money for you. Welcome to Panama...

    Excellent advice jonr. However, this was in the heady days of 2006 / 7 when greed took over and people believed the realtors who told them that property prices were going to explode and if they didn't get their deposit down today it would be gone by tomorrow. The realtors also always had renters falling over themselves to rent your property in the future and usually a mate at the bank who could fix a mortgage for you pronto before you had to pay the 70% balance, you just couldn't lose....

    You are one of our valued investors, who have executed a contract for the purchase of Unit 28-A in The Plaza (Obarrio) in Panama City, Panama (the “Original Agreement”). We are pleased to share with you that the project is proceeding to the next stage of development and we need to inform you that due to a recent feasibility analysis, the Developer has made a decision to relocate the project to another, better suited parcel of land for the construction of the Plaza building. The new location provides a much better access to the property and is also situated in the heart of Panama City in Obarrio on Samuel Lewis Boulevard. We are also pleased to inform you that the value of your investment has increased and similarly situated properties are currently being sold at or about $2,900 per m2.
    Pursuant to Section 10 of your Contract, we are specifically authorized, in our sole discretion, to decline the construction and to return the funds paid to you. We are, however, convinced that the new location will make the project very successful and therefore, we would like to offer to you the opportunity to participate in the new Plaza project with substantially similar rights and obligations stated in your Original Agreement and to apply all of the moneys paid thereunder to the new contract.     In the alternative, you have the option, pursuant to Section 10 of your Original Agreement, to request a full refund of your advances of the purchase price, paid to date, together with a 1% annul interest and to execute a settlement and release form.     This letter is from the Homes 'in house lawyer, Lic. Juan Diego Arauz Arango and he blatantly lies in order to avoid returning the deposits. He asserts that every investor was notified of the delay in construction and thus missed their opportunity to recover their deposit and that the delay was on the advice of the builder who was unable to break ground in the 'dry season'. What Mr Arauz could not do was provide evidence of this 'notification' and what he failed to mention was that the project did not even have initial planning permission and had been marketed illegally.

    Bear in mind that lawyers in Panama have little to fear from censure and some effortlessly lie in writing as a matter of routine.

    In a different vein here is a guy to look out for. He is a black Panamanian but pretends to be an American tourist with a flawless American accent and his scam featured on the Panama Guide a number of times. He sat down at the next table to me in Pomodoros in Cangrejo a few months ago. A smooth talker and in no time at all he was telling me that he had taken a taxi to the canal but had left his bag containing his wallet, credit cards and passport in the cab and was flat broke.

    Next, his sister had sent him some money via Western Union but he couldn't collect it with no ID. He came across as far too polished and relaxed for someone in his predicament. I didn't know but said that it was possible to pick up funds at Western Union without an ID by using a secret question. Not what he wanted to hear and he moved off in search of another mark. Apparently he also pretends to be an ex serviceman and has taken in a number of gulliable tourists with that scam, so don't fall for it.

    Eleonora Michailov - Canadian Realtor in Toronto who marketed the scams across Canada (and the mother of Boris.)

    The Michailovs are currently marketing real estate in Panama through the New World Realty Group.

    Here is an email exchange with Alexander Kaplan a salesman for Ventura. In order to scam yet another deposit for the fake Consortium apartment building in San Francisco, Kaplan maintains that the piling work and foundations are finished and construction will commence within a week, he also states that a bank will grant a 70% mortgage. Kaplan fails to mention that the 'developer' Ventura is in the same office and he knows damn well that the lot is nothing but a desolate landscape. Do not believe anything a realtor tells you without first independently checking as Panama is full of liars like Kaplan waiting to steal your money.

    In India it is common and smart to buy property up to 3 years prior of completion. If you can invest in the pre-phase of a serious development it can be very rewarding. Of course, Panama seems to have way different dynamics.

    Whenever I read a tag line such as "consider the environmental impact before printing this e-mail" I instinctively reach for my wallet. Now I know why.

    I did a little research today and while I don't know the full facts about these scams, judging from ********'s course of action and her evasive "lawyer speak" it's pretty obvious she is trying to intimidate our higher ups into removing this thread and/or shutting down this forum entirely without providing any further information.

    Maybe I'm wrong, but I strongly believe that if these emails and her association with the scams were simply made up, she wouldn't have thrown such a ridiculous temper tantrum. Instead, she would have contacted a forum admin and kindly asked to remove any falsified posts.

    Even if she was involved, she could have simply said something like "Yes, we represented them, and when we found out they were a scam we terminated the relationship, we will do our best to help investors, please remove or amend these posts as they unjustly hurt our reputation".

    Our hosting arrangements are safe (we survived the Panamalaw episode in the face of massive legal threats and DDOS attacks), so it's basically a coin flip between heads - ignoring her and tails - writing a response explaining our stance on threats, scammers, censorship, etc.
