    Brisas del Golf (housing price)

What do you all think about the pricing and location of this house. They wanted 100k for it then dropped it to 98k. Im going to tell the owner 90k cash, and see what happens from there. ( I tried to upload some pics, but the forum wouldn't let me upload from my computer. So here is a house that looks almost identical to the house I want.) Apparently the owner has a new job in the canal zone and wants to sale the house....

    House info:
House is just 2 years old
    300sqmts
    3 Bed Rooms
    2 Bath Rooms
    Roofed garage

Nice location in the backyard there is a river that passes through. Location is next to major highway that connects you to Panama City within 15-20 mins. Brisas del Golf is a more upscale section of San Miguelito. San Antonio is another pretty nice looking area of San Miguelito not to far from Brisas del Golf. Homes in Brisas del Golf range from 80-400k and between 200-900m2. I have seen them for as low as 65k in San Antonio area...

I think I might take your advice on this Mrwoohoo. Whats funny is the only difference between the house I posted above and the one I actually want is, the one above already has gates around the yard and the living room ceiling has a little more design added to it. It doesn't even have the river flowing through the back. Yet they are trying to sale that house for 135k.

Hey JLLOYD, are you comfortable with the area and with Panama in general?

Sure, I pratically lived there for 4-6 months of 2009. Im a merchant seaman (merchant marine) with the US GOVT Military Sealift Command. My ship was on deployment there, my ship helps US NAVY ships get there fuel, food, supplies and what not. The US NAVY ships basically stop drugs from coming into the area. While in Panama I eventually met some English speaking Panamanians (amigos). They showed me Panama inside out, from Colon to Panama. They took me on a tour of Brisas del Golf during a 2 week vacation I just ended last week. I was impressed at what I saw throughout the neighborhood.

My first time in Panama was December 2008 aboard the USNS ZEUS. Even though it was just a 3 day over nighter I had to come back to Panama in 2009 lol.

Brisas Del Golf is located in a good area if you want to be away from the city. They have the new MetroMall near there and you can walk to the best international schools in Panama (good for resale I would think).

But it's also very close to San Miguelito, a very high crime area.

Im fimiliar with the San Miguelito area, I have friends that live there. Yes there is some crime but it is no where near as hot as downtown Panama via El Chorrillo, Curundu, Santa Ana, San Miguel, Calidonia or even Rio Abajo. My friends have told me that downtown area is 3 times worst than San Miguelito. I have been to every neighborhood mentioned and I would have to agree. Although my friends stay at the beginning of San Miguelito just 3 mins away from Rio Abajo, so its not that bad. They took me to some school on top of a hill top and showed me one of the best views of the city from there. They also pointed to the middle of San Migelito saying that all the murders happen in that section.

There are more home invasions in Brisa Del Golf than any other part in Panama. Ive heard of entired street blocks where multiple houses have gotten broken into.
