    Finding a broker to show me property

    We are coming down July 15th to July24th.I want to look in area of Altos del Maria??? and by the beach in that area,also Las Tables(Unless that is geographically not so good??? Also want to look at Playa Barqueta to Boquete?? I would like some feed back about thoughts on these places.Thanx for your time and patience,Paul and Arlene

    For the Altos del Maria resales I would suggest Leslie (she handles all the houses on the market up there) and her contact information is ashley@panamaroadrunner.com Her husband has a private transportation company called www.panamaroadrunner.com .

    For the Coronado area I would suggest Jody Hessler (www.conceptpanama.com) .

    If you are interested in El Valle area (next mountain over from Altos del Maria) contact Rachel at www.elvallerealestate.com .

    The other areas you will have to have others chime in.

    just remember where ever or if you buy , you are in the drivers seat , not much is happening in real estate and you can grind them hard , the realtors will tell you that it is going great , just like a good used car salesman

    If the spot cost 180k start the offers off at $130k and work your way up... If it goes past $155k decline!!!!!!!!!!!!!!

    Been looking myself it certainly is a buyers market you just have to get past the BS from the realtors.

    I agree - the real-estate agents and developers play all the games. So bad that I really prefer to avoid them. Ie, ask around, buy from a local, be careful about developments. Realize that Panama is a very inefficient market and prices can vary 5:1 for the same thing.

    TennVol: Also for up in Altos the person to call for the resales up there is Leslie. You can reach her by contacting via email at ashley@panamaroadrunner.com . Ashley (male) and Leslie (female) own Panama Roadrunner (www.panamaroadrunner.com) and live in Altos. I believe that Leslie took over where Honey Dodge left off on the resales for that area.

    The last time we looked at lots/homes in ADM (Jul 2009), the prices were inflated. I wouldn't mind living there, but my wife doesn't like the drive up and back - too many steep hills!

    The asking price was over $70K on some of the rather small lots we were looking at. I don't have all of the details at work with me, but the location was nice, the price was not....

    I know when we bought a 2700 sq. ft. lot in Laurel in 2003 and it was $32000. We ended up selling the lot in 2006 for $60K. That is how much things went up in those 3 years and then the bubble burst. We really wanted to build up there, but had purchased the lot that we eventually built on and live in.

    I have seen the lots where we are at start at $10/sq. meter in 2002 and the are now selling between $40-$50/sq. meter.

    Forget the broker.

    Get a wall sized map of the area and drive around every little corner, note down every for sale sign and position on map. Estimate values of the houses as you go along - try to gauge where things will go. Make a 3D graph if you can somehow and histograms. Call on every unit and check if in corp, registered land value in registro publico, how it's owned and so on, what they paid roughly, investments made, asking prices, check how far they will drop for cash. What are maintenance payments for different lots - need to understand how they have structured it.

    Contact a broker - now you know 5-10 times as much as them. Play dumb and try to get their listings too. If they in fact add value beyond what you could gather in a few days, make sure they get paid.

    I built a few houses in Alto, and just have my last lot left. I was going to live there on my lot, but am now living at the beach.

    Bull.
    Most lots are registered at a small portion of the real value, to save on taxes.

    There are currently about 100 resales in Altos. How many, IF ANY has any bond relevance?
