Buying property outside of gated developments

Does anyone have an on-site knowledge of real estate opportunities for potential retirees who don't particularly want to buy into gated communities?

We're not interested in Panama City yet don't want to buy into some type of development that requires a strict building time guideline.

Basically, are there many lots/acreages that are sold separate of developers, or is it normally word-of-mouth amongst the locals?

Lastly, and quite separately, if you don't qualify for the 20 year tax exemption (as in, you don't build until after 2009 and the exemption doesn't get renewed) .... are land taxes ordinarily quite low?

Thanks for any info anyone can throw my way. We'll be coming to Panama at the end of this month to scope out the place, but unfortunately it won't be a long leisurely visit. We'll be focusing mostly on the highland areas.

There are ALLOT of places to purchase land outside of gated communities and still feel very safe. You can have beautiful highlands or be near the beach. There is allot of land left for sale in Panama.

Although I bought in a gated community, I would consider buying outside of a gated community very safe. Check all of the onlline real estate companies in Panama. I am told that taxes in Panama are very low.

I do not think you would have much trouble buying outside a gated area . My home is not in a gated community . We do have a full time caretaker/gardener who lives on site and I would highly suggest you consider one if you only stay part time . WE are in the Bocas Del Toro area and there is a lot of development going on . WE feel very safe at night . We also do not leave items laying about that may tempt people to take them . Panama is a poor country and there citzens do not have a lot on the average . We treat the locals as we would like to be treated and have developed a good relationship with them .
Remember you are in their country now and not in America . ITs not "America" down here, so it is best if you don't start a conversation by using the term " IN America ,we do it this way " .That will get you grouped into the "American Tourist class" real fast and you will never truely see the real beauty of Panama and her wonderful people . Appreciate the country of Panama and what it is . Isn't that why you came in the first place ???
Leave the "American Attitude " at the door as you enter Panama and you will do a lot better in getting to really understand Panama and its wonderful people . By far my favorite group are the local Indians . They are always happy it seems . Enjoy your trip !
