When I look at the map/lot drawing there, which side is adjacent to the ocean? (I see labels of lote/lote/finca and avenida for the adjacent parcels). Is this titled?

Gorgona is by far the nastiest beach location I have been to in Panama. Just to take a seat felt like sitting in a old bonfire put out with dogpiss. The access points to the beach had trash up to knee level and reeked from urine.
I have been there several times and driven up and down every possible road and looked at almost every single house. Know people who own there and talked to several when investigating.
That must be the reason than, why prices doubled in Gorgona in the past 2 years. Seems there is big demand for ocean lots with stray dogs, drunk locals, and garbage.
Superb, so if you find a partner you can cash out your entire original investment.
A search on encuentra24.com for gorgona generates 330 hits. That's about half the number of unit for sale in downtown San Diego as an example.
I am not sure how many people live in Gorgona, but for sure it's less than 2000?

I have to agree with Ed on this one. IMO Gorgona is a dump. Once again, this is just my opinion and it is worth exactly what you are paying for it. As far as prices going up 100% in the last 2 years, does sound very hard to believe.

For over 20 years, I have made a very good living buying out of favor stocks. Coronado ocean front goes for $1300 a meter, while Panama is at $500. There is a ton of new projects coming to Gorgona, and its only a question of time before prices here will reach $1000 a meter.
Yes, Gorgona has issues, but new buyers come in every day, and fixing or building new houses or projects. By the time the stray dogs are gone, prices will double again.
If all beach front goes to $1500/M2 from Panama City to David, the Panamanians will elect a communist in 9 years. A Zimbabwe style land reform will happen.
By the way Mordekha, have you considered a prefab house?. I would be cheaper and faster than conventional construction. Just an idea.

1. A new contract has been awarded to build a brand new road beginning at the Pan American HWY, all the way to Gorgona beach.
2. The Malibu Beach project has been restarted, and 11 new hotels and high rises have been announced.
3. With the Dollar going down, YES, expect ocean fronts to go way above $1000 a meter very soon.
Apparently, stray dogs is a sign of good things to come.
